Challenge

Nestling within Bellevue Hill’s slopes in NSW, the Vista Del Mare development showcases an exceptional fusion of sustainable living and innovative architectural design, boasting a commendable nine-star energy rating.

This sleek structure houses 10 residences, each adorned with expansive floor-to-ceiling windows that seamlessly blend indoor living spaces with the spectacular panoramic vistas beyond.

Architect/developer Ilya Sender enhanced existing development plans, accentuating the design’s elegant curves to give the building cruise ship lines with large balconies and wide horizontal bands.

Sender acknowledges the ambitious nature of the design, designed to harness the stunning views of Bondi Beach and the ocean while simultaneously promoting internal comfort and energy efficiency.

Given Vista Del Mare’s views, large expanses of glazing were integral to the design, allowing residents to fully immerse themselves in their picturesque surrounds at any hour of the day, throughout the year.

The site’s exposure to intense sunlight, summer heat, and a humid coastal climate, combined with the extensive use of glazing, necessitated the implementation of high performance glazing and window and door systems. Crucially, this system needed to allow ample daylight while minimising glare.

 

 

 

Solution

“We required advanced window and glazing technology to maximise the views, reduce glare, and enhance energy efficiency,” shares Sender. “The chosen solution needed to deliver unparalleled aesthetic, thermal, and acoustic performance.”

Collaborating with Integra Windows, Sender revealed their chosen solution was Insulglass LowE Plus® double glazing incorporated into wood grained uPVC window and door systems with European profiles and hardware. The solution included sliding doors, fixed panels, awning and tilt-and-turn windows.

Insulglass LowE Plus® offers the clarity and appearance of conventional clear glass but stands out for its remarkable insulation properties, which are reflected in its low U-Value.

Complementing the cutting edge glazing technology, the wood grained uPVC window and door systems played a pivotal role in the Vista Del Mare project. Known for their superior thermal performance and robustness, these uPVC frames proved to be the perfect companion to the Insulglass LowE Plus® double glazing.

These components combined to yield an average total System U-Value of a mere 1.7 W/m2K across the project, which measures the conduction of heat through the window – the lower the number, the greater the window’s insulation properties.

Working in tandem with the building’s passive features, including a substantial thermal mass of 162mm-thick concrete walls, the high performance glazing and window systems facilitated the achievement of a 9 Star energy rating for the project.

Sender attributes the successful realisation of his vision for a harmonious indoor-outdoor connection to the integration of technologically advanced Low-E double glazing and uPVC systems. This harmonious blend allows residents to savour their stunning views from within their apartments.

He succinctly sums up this unique experience, “You can sit comfortably in your apartment and watch the whales migrating.”
